The Art of an Open House

If I am going to spend 3+ hours holding a listing open, I want to drive as much traffic through as I can . This is a checklist of things I do each and every open house, derived from mega agents open houses  and trial and error, that results in an average of 45+ groups through in 2-3 hours.

First, I list the property on a Weds, or Thurs morning at the latest, including open house dates and times. I put open house riders on my for sale sign, along with a code to text for more info , that captures name and number.

Thurs - I  create 100 doorhanger's or flyer's, to walk the neighborhood with, and  a color flyer WITH PRICE, to hand at the open house, always with my contact info and website. 

I call around the neighborhood inviting them to the open and asking them if they know someone ( family or friends)who would like to live in the neighborhood and could bring along as well.

Friday- I walk the neighborhood handing out 100 flyers/doorhanger's. I do a quick fun video that I post to all social media and pay to boost on Facebook to targeted audiences. It's inexpensive  to boost on Facebook and since 90% of people use the internet to search listings, this is a MUST and a no brainer.

Saturday - I put out 28 signs ( including my custom "A frames" and generic yellow directional signs that POP, by 9:00am  (for start time of 1:00) leading to the open house ( they will see the rider with times and come back), arrive 15 mins early to open up, turn on lights, set up flyers and sign in sheet.

SAFETY FIRST!! Have a lender or another agent sit with you. If you are alone, always sit/stand between entry and an escape route( back door?) and NEVER follow people upstairs, where you are trapped,  When you are done, lock the front door while you close all windows/turn off lights and gather your things and be mindful of your surroundings when leaving  I also have my husband call a couple of times during the open and have a code word if I'm in ttrouble.

Follow up with seller, reporting how many groups came through, possible offers and buyer leads. Follow up with all leads that night, thanking them for coming.
